Situated in the heart of the Lake District in the picturesque Valley of St John’s in the Vale, Burns Farm is surrounded by some of the country’s largest mountains, Helvellyn, Skiddaw and Blencathra, but it also has beautiful lowland and river walks, including the Keswick to Threlkeld railway path.
The site is three miles east of Keswick Town & shops, one mile from Threlkeld Village & pubs, 15 miles from the M6 motorway and ½ a mile from the A66, on a wide road.
The nearest lake, Lake Derwentwater is just three miles, making Burns Farm the ideal location to explore the Lake District from your pitch or for a more unique experience stay in a private cabin and take in the breathtakingly beautiful Lake District Mountain scenery, with a glass of bubbly, from your hot tub.

We have two hardstanding fields with a total of 30 fully serviced, well maintained and come with electric hook-up, wifi, water and grey water drain.
Pitches are suitable for caravans, motorhomes, campervans and roof top tents.
CAMPING
Tents, Campervans and Roof Tents
Three grass non electric camping fields. Pitches are numbered and picket fenced. Guests book a pitch online through a booking system and pitches are allocated for your arrival. The campsite is suitable for campers looking for a peaceful and idyllic place to camp.
BELL TENTS
Five 6 metre Bell Tents
Decorated to a cosy standard with king size bed, luxury tenon and fluffy towels. Accommodating a maximum of 2 adults and 2 children/infants. The bell tents come with a basic camping kitchen and fire pit. They are not designed to be dog friendly. They are pitched on wooden decking and available from May to September.
LUXURY CABINS
14 Luxury Adults Only Hot Tub Cabins
Designed exclusively for adults (aged 18 years and over) offering a relaxed, tranquil atmosphere with minimum distractions. Each cabin has its own private, fully enclosed hot tub and outdoor BBQ area and accommodate a maximum of 2 adults. The 14 cabins have 3 categories:- VIP, Superior and Exclusive.

We offer amazing underfloor heated amenities including FREE hot showers. There are 2 disabled rooms opened with a Raydar key and 5 bookable wet rooms, 2 of which have baths. These rooms can be booked on line or on arrival subject to availability.
